WHICH BUILDING NEEDS AN EPC?
ALL "roofed constructions having walls, for which energy is used to condition the indoor climate." If part of a building is designed or altered to be used separately, that is a "building" for EPC purposes. The mere provision of hot water or electric lighting does not trigger the need for an EPC as neither "condition the indoor climate."
Some buildings are excluded:
- Buildings that are primarily or solely places of worship
- Temporary buildings (2 years or less planned use)
- Industrial sites
- Workshops and non-residential agricultural buildings with low energy demand
- Stand-alone buildings with a total useful floor area of less than 50 square metres that are not dwellings
- Buildings under construction
